Pat Swanson is a Managing Director of Multifamily at Stream Realty Partners, where he plays a key role in the firm’s strategic expansion into the multifamily investment sales sector in Southern California. Pat joined Stream after a successful tenure as one of the state’s most accomplished multifamily investment advisors, bringing decades of experience and a reputation for consistently exceeding client expectations. His expertise spans acquisition and disposition strategies, portfolio management, bulk condo sales, distressed asset resolution, value-add repositioning, and 1031 Exchanges.
Over the course of his distinguished career, Pat has earned numerous accolades, including CoStar’s Power Broker Award, which celebrates the top commercial brokers in the country. He was also recognized as the top Multifamily Agent in California for Colliers from 2016 to 2023.
Pat earned a business degree from the University of Southern California, where he was a three-year starter for the nationally ranked Trojan football team. His competitive drive also extends to martial arts, as he holds a Black Belt in MooYea-Do Karate.
Beyond his professional achievements, Pat is deeply committed to philanthropy. He actively supports Light the Night, a fundraiser for leukemia and lymphoma research, Swim with Mike, a charity benefiting handicapped children, and the Special Olympics.
Pat and his wife Alexis have four children — Ty, Micah, Shayne and Ryanne.

Michael Bouras serves as a Senior Associate for Stream’s Multifamily group, based in Southern California. Collaborating closely with Managing Director of Multifamily Pat Swanson, Michael specializes in providing expert advisory services and facilitating the disposition and acquisition of multifamily income properties in Orange County and the surrounding Los Angeles and San Diego County markets
Michael brings extensive multifamily experience to Stream, with previous roles at Compass Commercial, Matthews Real Estate Investment Services, and Colliers International. He has achieved record-breaking results, including setting the highest price-per-unit record in Long Beach. Known for his market expertise and dedication to client success, Michael delivers tailored strategies to meet long-term financial goals.

Liam Skelly combines a strong work ethic with a customer-focused approach as a valuable member of the Swanson Apartment Team at Stream Realty. A graduate of Chapman University with a Bachelor of Arts in Economics and Spanish, Liam launched his career in multifamily real estate, specializing in the North Orange County and 605 Corridor markets in Southern California.
With experience at both publicly traded and privately held brokerages, Liam brings institutional-level expertise to serve a diverse client base, including private clients and family offices. Fluent in Spanish, he is well-equipped to cater to a broad range of clients and stakeholders.
Outside of work, Liam enjoys staying active by going to the gym, playing basketball, and spending quality time with family and friends.

Briana Cornell serves as Senior Marketing Manager for Stream’s Multifamily group, based in Southern California. Collaborating closely with Managing Director of Multifamily Pat Swanson, Briana spearheads innovative marketing initiatives that enhance Stream’s multifamily investment platform throughout the region. Her work ensures tailored, results-driven strategies that align with client objectives and elevate Stream’s presence in the competitive multifamily market.
Before joining Stream, Briana was a Senior Marketing Specialist at Colliers, where she led marketing campaigns for the Swanson Apartment Team. Her expertise spans designing impactful collateral, creating targeted email campaigns, managing social media platforms, and preparing polished proposals. Known for her ability to craft highly effective marketing strategies unique to each client’s needs, Briana brings a proven track record of executing comprehensive campaigns that drive results and amplify brand visibility.

Aidan serves as an Analyst for Stream’s Multifamily group, based in Southern California. Collaborating with Managing Director of Multifamily Pat Swanson, Aidan provides in-depth financial modeling and market analysis to support the team’s investment strategies and client success across the region.
Aidan holds dual degrees in Finance and Applied Economics from the University of the Pacific, where he gained valuable experience as a member of the Eberhardt Student Investment Fund, managing one of the largest student-run portfolios in the Western U.S. Prior to joining Stream, he served as an Intern at Colliers, refining his analytical skills and gaining hands-on experience in multifamily real estate. With a detail-oriented approach and a drive for continuous growth, Aidan is dedicated to delivering exceptional insights and results for clients.
