As Managing Director of Stream’s Southern California multifamily team, Pat Swanson leads the region’s multifamily investment platform, overseeing investment sales of apartment buildings throughout Orange County and greater Southern California. With more than two decades of experience, he brings deep market expertise, strategic insight, and a data-driven approach to consistently deliver exceptional results for private and institutional clients.

Throughout his career, Pat has built a proven track record across portfolio management, acquisitions, and disposition strategies. He advises owners on maximizing asset value through precise underwriting and a comprehensive understanding of cap rates, buyer demand, and capital market trends. His ability to interpret shifting market conditions allows clients to make informed decisions aligned with both immediate goals and long-term wealth creation.

Pat has played a pivotal role in numerous high-profile multifamily transactions in Orange County, including bulk condominium sales, distressed asset resolutions, and complex repositioning initiatives. He is particularly skilled at identifying and executing value-add opportunities that enhance net operating income and drive long-term appreciation. From stabilized assets to transitional properties, he structures tailored strategies that unlock value and create competitive bidding environments. A trusted advisor in multifamily investment sales, Pat is also experienced in structuring 1031 exchange transactions, helping clients preserve capital, defer taxes, and strategically redeploy equity into higher-performing assets.

A proud USC graduate with a degree in Business Administration and an emphasis in Marketing, Pat was a three-year starter for USC’s nationally ranked Trojan football team and also holds a Black Belt in Karate—experiences that shaped his discipline, resilience, and competitive drive. Outside of selling apartment buildings, Pat is a cancer survivor who never takes a single day for granted. That experience reshaped his perspective and strengthened his commitment to live and lead with purpose.

Pat and his wife, Alexis, have four children—Ty, Micah, Shayne, and Ryanne. He credits Alexis, a full-time teacher, as the foundation of their family’s success.

He remains deeply grateful for his health, his family, and the opportunity to serve clients and live each day with purpose.

Michael Bouras is an integral client advisor for the Swanson Apartment Team. He specializes in the advisory consulting, and the deposition and acquisition of multifamily income properties, specifically assets located in Long Beach and the surrounding Orange County markets. Michael has been been recognized for his accomplishments throughout his career, including Highest Price Per Unit Recorded in Long Beach, 90804 ($450,000), Pace Setter Award and Colliers International, Rookie of the Year.

Prior to joining the Swanson Apartment Team, Michael worked alongside a residential developer gaining an invaluable knowledge of the value-add component of real estate, and a keen understanding of construction costs and the development process for accessory dwelling units.

Leveraging his deep-seated understanding of the local real estate market, Michael provides the highest level of advisory to his clients. Paired with his unrelenting work ethic, Michael prides himself on exceeding his client's expectations and meeting their long-term financial goals. As an active member of the Apartment House Association, he is also able to stay updated with the evolving local legislation.

Michael dedicates his free time volunteering with the Habitat for Humanity, an organization what supports local housing initiates. Outside of his professional career, Michael enjoys traveling to Greece to visit his extended family, where he refreshes his Greek fluency and learns cooking techniques from loved ones.

Liam Skelly combines a strong work ethic with a customer-focused approach as a valuable member of the Swanson Apartment Team at Stream Realty. A graduate of Chapman University with a Bachelor of Arts in Economics and Spanish, Liam launched his career in multifamily real estate, specializing in the North Orange County and 605 Corridor markets in Southern California.

With experience at both publicly traded and privately held brokerages, Liam brings institutional-level expertise to serve a diverse client base, including private clients and family offices. Fluent in Spanish, he is well-equipped to cater to a broad range of clients and stakeholders.

Outside of work, Liam enjoys staying active by going to the gym, playing basketball, and spending quality time with family and friends.

Briana Cornell is the Senior Marketing Manager for Stream’s Multifamily group in Southern California, where strategic vision meets creative execution. Collaborating closely with Managing Director of Multifamily Pat Swanson, Briana spearheads innovative marketing initiatives that enhance Stream’s multifamily investment platform throughout the region. Her work ensures tailored, results-driven strategies that align with client objectives and elevate Stream’s presence in the competitive multifamily market.

Before joining Stream, Briana was a Senior Marketing Specialist at Colliers, where she led marketing campaigns for the Swanson Apartment Team. Her expertise spans designing impactful collateral, creating targeted email campaigns, managing social media platforms, and preparing polished proposals. Known for her ability to craft highly effective marketing strategies unique to each client’s needs, Briana brings a proven track record of executing comprehensive campaigns that drive results and amplify brand visibility.

When she’s not crafting campaigns and strategies, Briana can be found at a concert, with friends and family, or laughing through a comedy show.

Angel serves as an Analyst on the Swanson Multifamily Team. A high-achieving graduate from the University of Southern California, Angel earned his B.S. in Real Estate Development and finished near the top of his class - demonstrating both academic excellence and a deep commitment to the real estate industry.

Recognizing his talent and work ethic early on, our team personally recruited Angel to join Stream, where he now supports investment sales assignments across Southern California. His responsibilities include market research, financial analysis, underwriting, and assisting with the execution of dispositions and marketing initiatives.

Angel began his real estate career at Institutional Asset Advisors, a division of Keller Williams Commercial in Pasadena, where he was involved in marketing listings across Dallas-Fort Worth, Phoenix, and Atlanta.

Outside the office, Angel enjoys spending time with friends and family, exercising, golfing, traveling, cooking, and attending sporting events.
